How pricing works

  1. Fixed price per task. The scope sheet lists each line item, quantity and price. The total is what you pay unless you approve a written change order.
  2. Prices hold for 30 days. Material costs have been moving quickly in 2026, so a scope not released within 30 days is re-checked before we schedule it.
  3. Published rates for urgent work. Make-safe calls and very small items can run time-and-materials at the rates shown here, with materials at cost plus 10%.
  4. Overtime at 1.5x. Night and weekend shifts that you request are billed at overtime rates. If we choose to work late to hold our schedule, that is our cost.
  5. Billing. Tasks under $25,000 are invoiced at closeout, Net 30. Larger tasks bill monthly on AIA G702/G703 with lien waivers.

Rates are fixed for the 12-month term of the master agreement.

Work we do not take

  • New buildings and additions. We work inside and on existing buildings only.
  • Structural steel, foundations and large concrete work. If a task needs an engineer's structural design, we will tell you at the site walk.
  • Single-family and duplex homes contracted directly with homeowners, which require a Minnesota residential license.
  • Tasks above $250,000. Those deserve a full bid or a construction manager, and we will say so.
