RM building

An on-call construction crew for facility teams, priced one task order at a time.

School districts, public agencies, campuses and nonprofits sign one master agreement with RM building. After that, every repair or remodel from $2,500 to $250,000 gets its own site walk, written scope and fixed price, without a new bid each time.

Each request becomes a numbered task with its own price, schedule and closeout packet.

How a task order moves

From an email about a broken door to a signed closeout packet, in five steps.

  1. 01

    Sign one master agreement

A 12-month master service agreement sets insurance, rates, payment terms and safety rules once. There is no fee to put it in place.

You receive: MSA, COI, W-9, rate sheet

  2. 02

    Email a task request

Send the building, room numbers, a few photos and the date you need it done. We reply within one business day.

You receive: Task number, site-walk date

  3. 03

    Site walk and fixed price

A project lead walks the space within 3 business days and sends a written scope with one fixed price within 5 business days after.

You receive: Scope sheet, fixed price, schedule

  4. 04

    Build around your occupants

Work is scheduled in your windows: after school hours, weekends, summer break. Dust barriers go up first and the area is cleaned every day.

You receive: Daily photo log, permit card

  5. 05

    Close out and warranty

Punch list walk, final photos, lien waivers and an invoice that matches the task price. Each task carries a 1-year workmanship warranty.

You receive: Closeout packet, lien waiver, invoice

What every task order includes

The same standards apply to a $3,000 door repair and a $200,000 suite remodel.

Built to the current Minnesota codes
Work follows the 2020 Minnesota Building Code and the 2020 Conservation Code for Existing Buildings. Electrical work by our licensed subcontractors is permitted under the 2026 NEC, in effect in Minnesota since August 17, 2026.
Licensed trades for licensed work
Electrical, plumbing and mechanical scopes go to Minnesota-licensed contractors. We pull or coordinate permits and book inspections as part of the task.
Occupied-building practice
Zip-wall dust barriers and floor protection before demolition, HEPA vacuums, no work in occupied rooms, keys and badges signed out daily, and a clean area at the end of every shift.
A price that holds
The fixed price changes only if you change the scope or we find a concealed condition. Either way you get a written change order to approve before any extra work starts.
Paperwork your office can file
Certificate of insurance on request, a dated photo log, conditional and final lien waivers, and an invoice that references your PO and task number.
1-year workmanship warranty
Report a defect by email and a project lead responds within 2 business days. Manufacturer warranties on doors, hardware and flooring are handed over at closeout.

Questions from facility managers

What is the smallest task you will take?

$2,500. Below that, the time spent scoping and closing out a task costs you more than the work itself. Smaller items can be grouped into one task order.

Does the master agreement cost anything or commit us to spend?

No. The agreement is free and has no minimum spend. It fixes rates, insurance and terms so each task can move from request to price without new paperwork.

How do urgent requests work?

Mark the email subject URGENT. We reply within 4 business hours and can work time-and-materials at the published rates to make the space safe, then price the permanent repair as a normal task.

Who does electrical, plumbing and HVAC work?

In Minnesota those trades need their own state licenses. We hire licensed electrical, plumbing and mechanical contractors as subcontractors and coordinate their permits and inspections inside your task price.

How do you invoice?

Tasks under $25,000 are invoiced once at closeout, Net 30. Larger tasks are billed monthly on AIA G702/G703 pay applications with lien waivers attached.

Can we use our own purchase order and procurement rules?

Yes. We quote against your PO number, follow your vendor registration process and keep the scope sheet in the format your purchasing office needs.

Start with one task, or set up the agreement first.

Email the building address, what needs to be done and your target dates. We reply within one business day with a site-walk time.
